- Inspect buildings, equipment, and systems to identify any issues.
- Repair faulty equipment units and damaged structures.
- Develop and implement preventative maintenance procedures.
- Manage heating and plumbing systems to guarantee functionality.
- Plan and schedule repairs and preventive maintenance.
- Conduct periodic quality checks on equipment and systems to ensure everything is up to standard.
- Perform general maintenance tasks including landscaping, painting, and carpentry.
- Maintain the inventory records for equipment and supplies.
-Performs assigned day-to-day repairs, emergency and preventive maintenance. Completes maintenance and repairs, records as required.
- Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks. Utilizes CMMS /SERVICE MIND to manage work orders and track completion.
- Assists with installation and modification of building equipment systems.
- Keeping daily logs and records of all maintenance functions.
- Ensuring compliance with appliance standards and with
-Installing, maintaining and repairing ventilation and air conditioning systems and equipment.
-Identifying maintenance risks on equipment.
-Diagnosing electrical and mechanical faults for HVAC systems.
-Cleaning, adjusting and repairing systems, and performing warranty services.
- Inspects new installation for compliance with building codes and safety regulations.
- Inspects building systems including fire alarms, HVAC/R, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed.
