Duties: 1. Experience and Background • Experience in F&B or Retail Industry: Prior experience in business development (BD) or market expansion in chain brands, such as food & beverage, coffee, or tea, is preferred. Familiarity with the operational models, market trends, and customer needs in the industry. • Site Selection and Negotiation Experience: Strong experience in siteselection and commercial negotiations, able to assess the business potential of different locations and negotiate lease agreements with landlords or shopping malls. • Market Insight: Familiarity with consumer trends and preferences in the Thai market, able to evaluate the market potential of bubble tea shops in different areas. 2. Core Skills • Communication and Negotiation Skills: Strong communication and negotiation skills with landlords, property management, suppliers, etc., able to secure the best leasing terms and business cooperation opportunities. • Project Management Skills: When handling multiple projects simultaneously, BD personnel need strong project management skills, including new site selection, contract negotiation, and renovation coordination. • Analytical and Evaluation Skills: Ability to assess locations based on factors like foot traffic, rent levels, and transportation convenience, calculate the return on investment (ROI), and provide decision-making insights. • Market Research Skills: Proficient in market research and data analysis, able to determine site feasibility and potential growth opportunities through market data.

Fluency in Thai and English
Regulations and Policies: Familiar with Thai commercial regulations, especially the legal requirements for the F&B industry (e.g., food business licenses, health certificates), ensuring all stores meet opening requirements.
Target-Oriented: The primary task of BD personnel is to expand the brand by opening new stores, requiring them to set and achieve clear store-opening targets while ensuring the commercial value and profitability of the locations
Results-Oriented: Not only responsible for site selection and store opening but also ensuring the long-term sustainable development of new stores to provide stable revenue for the brand.
