1.Maintenance Planning & Budgeting: Develop and execute an annual PM plan, overseeing budget management, inventory control, and purchasing to ensure efficient use of resources. 2.Equipment & Systems Management: Oversee the daily operation and maintenance of critical systems, including refrigeration, water cooling, air conditioning, boilers, heating, ventilation, pumps, valves, piping, and filters. 3.Preventative Maintenance Program: Formulate, implement, and monitor a thorough preventative maintenance program for all building systems, scheduling and prioritizing tasks to maintain high operational standards. Regularly check equipment and systems to ensure they meet legal regulations and company requirements. 4.Tenant Support & Service Requests: Respond promptly and accurately to tenant service requests, overseeing tenant construction and property improvements to comply with shopping mall regulations. Provide support for fit-out design reviews, ensuring adherence to the plaza’s Fit-Out, Shop Front, and M&E guidelines. 5.Quality Control & Contractor Management: Monitor the quality and cost-effectiveness of work performed by outside contractors, ensuring compliance with building rules and regulations. Manage contractors to confirm they fulfill obligations and meet safety standards. 6.System Evaluation & Efficiency: Continuously evaluate building systems to identify opportunities for improved efficiency and cost savings. Monitor utilities consumption to meet budget and energy-saving targets, ensuring operational sustainability. 7.Compliance & Safety: Ensure compliance with all company policies, procedures, and safety standards, including overseeing equipment licenses. 8.Communication & Coordination: Effectively communicate and coordinate with other departments and divisions to ensure maintenance activities align with overall business objectives. 9.Availability & On-Call Support: Occasionally work long hours and weekends as needed

คุณสมบัติผู้สมัคร

7+ years in building engineering maintenance, with exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems.
Comprehensive understanding of maintenance processes, with preferred knowledge of construction planning and execution.
Skilled in Microsoft Office, AutoCAD, and Formula software; able to manage tasks and communicate effectively through email and other digital tools.
Strong verbal and written communication skills, with a service-oriented approach to work.
Demonstrated leadership abilities and interpersonal skills, capable of cross-functional collaboration.
Fluency in Thai is required, along with proficiency in English.
