Job Descriptions
Key Responsibilities: 1. Personal Sales: Proactively sourcing and attracting new clients beyond incoming leads. Utilizing multiple channels: agencies, marketing initiatives, and personal networks. Overseeing the entire sales process from initiation to closing. 2. Sales Team Management: Assigning tasks to sales managers and monitoring their performance. Conducting daily morning planning meetings and evening reporting sessions. Ensuring team activity and performance meets company standards. 3. Lead Processing Control: Ensuring all leads are processed within 24 hours. Maintaining regular communication with potential clients. 4. CRM and Reporting: Managing and ensuring accuracy of CRM data. Collecting analytics and statistics to optimize sales processes. 5. Agency Communication: Preparing and distributing weekly updates on properties, pricing, and company events. Developing and strengthening the agency network. 6. Sales Strategy Development: Participating in setting pricing strategies and sales plans. Coordinating with the Commercial Director and implementing agreed strategies. Compensation & Benefits: Fixed Salary: 40,000 THB per month Commission Structure: Personal Sales: 0.5% – clients from real estate agencies 1% – clients from marketing/lead generation 3% – personal clients Team Management: 0.25% – from each team-generated sale Additional 0.5% – for exceeding quarterly targets Commissions are paid after the client has made payments equal to at least 35% of the contract value.
Qualifications
  1. Experience in real estate sales in Thailand or related industries
  2. Strong negotiation and communication skills, ability to work effectively with clients
  3. Proficiency in CRM systems and office software
  4. Knowledge of the Thai real estate market and understanding of key industry trends
  5. Self-motivated, results-driven, and able to work in a fast-paced environment
